Commercial EPCs are priced depending upon the buildings size, complexity and usage.
The product is significantly different to a residential EPC and hence more expensive, however we will keep the cost to a minimum.
Do I need one?
Since 1st October 2008, nearly all commercial property being marketed for sale or rental requires an EPC. Until 4th January, this can be provided at completion, however after 4th January, all property being marketed will require an EPC as soon as it is placed on the market.
There are some exemptions, however they are few and you should contact us for advice on this matter.
How much will it cost me?
Commercial EPCs are significantly more expensive than their residential counterparts and you should expect to pay anywhere between £300 and £3,000+. The cost will vary depending upon size, complexity and usage.
How long will it take to do?
This depends on the size and type of property involved as well as the information available prior to the inspection. At best, the report will take a day to complete, although time spent on site may be considerably less. It will not be uncommon for site inspections to take a day and for the report to take longer.
What does 'level 3', 'level 4' & 'level 5' mean?
These are the types of building. A level 3 building is the vast majority of buildings and involves premises with heating systems of less than 100kW output and simple air conditioning units. Level 4 buildings will have more complex air conditioning whilst level 5 buildings employ much more sophisticated methods of conditioning and may include atriums with passive solar gain.
I am creating a new tenancy but the tenants are remaining in occupation. Do I need an EPC?
Probably not. If it is a simple renewal of tenancy, you will not need an EPC, however, if you are unsure, please do get in touch.
Will I really be fined £5,000 for not obtaining an EPC?
The fine is between £500 and £5,000 based on the rateable value of the premises. We do not know how active the government will be at policing this, however it is now law, and you may not be able to complete without one. If fined you will still be required to obtain an EPC.
